The vast majority of energy consumed by hotels, senior living facilities, multi-family and commercial office buildings is attributed to HVAC and lighting. Tightly controlling these energy-intensive uses with our web-based HVAC and lighting controls is the most cost effective way of realizing significant energy savings.

Picture the guest or tenant that turns on lights and air conditioning in the morning then leaves for the day - or the guest that opens the sliding glass door with the air conditioning on and goes to the beach for six hours. These guests cost operators a small fortune in energy costs each year. Our web-based HVAC and lighting controls use simple, yet highly sophisticated logic patterns to ensure that guests are comfortable while they are in the room, and not wasting energy while they are not in the room - in short, our integrated hardware/software solution represents the point on the grid where comfort and efficiency meet.

Property Management System Integration
At check-in a message is sent to the thermostat signaling it to go from hibernation mode to "rented/vacant" mode. As the guest walks from the registration desk to their room, the HVAC equipment in the room brings the room to the temperature that the operator has set as the default "rented/vacant" temperature. Once the guest opens the door and walks into the room, the door and motion sensors confirm that the room is occupied and  signals the thermostat to go to the operator-specified, "rented/occupied" set point. Once in the room the guest can change the default set point to whatever they wish. Upon check-out, a signal is sent to the thermostat alerting it to go into hibernation mode.

Intelligent Controls for Vacant Rooms
Most rented hotel rooms are empty during the day. Our intelligent HVAC and lighting controls ensure that when rooms are physically unoccupied for prolonged periods of time HVAC and lighting settings are reduced. Our controls also allow HVAC equipment to be turned down if sliding glass doors are left open, and after longer periods of time have elapsed, alerts can be sent to property engineering staff.

Equipment Performance Intelligence

Our intelligent HVAC controls allow operators to immediately identify HVAC units that are losing efficiency. If it is known, for example, that it takes a particular HVAC unit five minutes to make up four degrees of thermal loss or gain, and the five-minute period starts taking fifteen minutes, an email is sent to engineering staff alerting them of the specific unit which is suspected to be losing efficiency. Detecting efficiency losses in real time rather than months later during routine maintenance is key to realizing energy savings. 

Peak Load Shedding
Our web-based HVAC and lighting control system allows us to dynamically change set point drift levels in response to peak demand pricing levels. This dynamic flexibility allows operators to significantly reduce peak demand charges without having to manually change set points.

Simple Retrofit Installation
Our thermostats wire up to existing thermostat wiring, and the door and motion sensors are wireless. Door and motion sensors are mounted with double-sided adhesive making installations a quick and painless process.
